Job Description Job Description Summary Status: Full-Time Employee or Contract to Hire Location: In-Office | Frisco, Texas Start Date: TBD Applications Accepted Through: Open until filled About the Commercial Flooring Estimator Role The Commercial Flooring Estimator is responsible for preparing accurate, detailed, and executable cost estimates for commercial projects, including new construction and remodels. This role focuses exclusively on finish scopes such as tile, flooring, and paint and does not include any structural or permitting-related work. The estimator operates independently while collaborating closely with the commercial sales team to ensure bids align with GC expectations, project requirements, and company profitability. This role is ideal for someone who wants to help build and shape the estimating function, advocate for sound pricing decisions, and contribute meaningfully to the long-term growth of the commercial division. Tools We Use Measure Premier for takeoffs and estimating, JobNimbus for estimate versioning and documentation, and standard office tools including email, spreadsheets, and shared drives. Key Responsibilities Estimating & Preconstruction - Review plans, specifications, and addenda to determine full finish scope of work. - Perform detailed takeoffs for commercial tile, flooring, and paint scopes. - Conduct site visits as needed to verify conditions, access, and logistics. - Decline bidding projects when timelines are unrealistic or pricing requirements are not executable, with documented reasoning. Material Coordination (New Construction) - Coordinate and assemble material selection boards for new construction projects. - Develop a clear visual reference for owners showing transitions between flooring types, grout selections by tile area, and overall material pairings and colorways. - Ensure material selections support constructability, sequencing, and accurate pricing across the project. Pricing, Revisions & Documentation - Develop comprehensive estimates including labor, materials, freight, and sequencing considerations. - Maintain all estimate versioning and revision documentation within JobNimbus. - Provide written scope-delta summaries for all revisions and pricing changes. Proposal, Award & Handoff - Deliver finalized estimates to the commercial sales representative for review and GC submission. - Own the estimate through award declaration. - Support post-award alternates for new construction projects and pricing of change orders during execution. Prioritization & Change Orders - Prioritize revisions and change orders for awarded projects over new bid requests. - Ensure change orders are priced accurately and turned around efficiently. Qualifications & Experience - Technologically savvy with the ability to learn new software and systems quickly. - Strong organizational and prioritization skills; able to manage multiple bids, revisions, and deadlines simultaneously. - Construction or commercial estimating experience is a plus but not required. - Some college coursework preferred; equivalent experience will be considered. Growth Path This role is expected to grow into an Estimating Manager position as the commercial division expands. Future responsibilities may include training additional estimators, standardizing estimating processes, and overseeing commercial estimating operations.
